Herring Properties will open high-tech 80,000-square-foot warehouse this spring at Bristol Commerce Center

Companies are already banging down the newly constructed doors of 2151 Green Lane, vying to lease the 80,000-square-foot warehouse space. The high-tech facility, which is slated to be completed this spring as part of the Bristol Commerce Center, will be the fourth building on the 81-acre campus, which currently houses Goodyear Tire Company and Pet Valu, among other big-name businesses.
Formerly owned and operated by Kaiser-Fleetwings Corporation, which made WWII-era airplanes, followed by the manufacturing company 3M for approximately 50 years, the land that currently houses the Bristol Commerce Center has a longstanding history in the township.
In 2002, Herring Properties acquired the 400,000-square-foot factory from 3M, redeveloping it as a multi-tenant commerce park. Four additional lots were subdivided and an additional 640,000-square-feet of industrial space was approved.
Soon after, Airgas Safety became one of the first tenants at the 2401 Green Lane building, bringing with it more than 300 warehouse and office employees. In the years that followed, Bristol Commerce Center’s 2101 and 2201 Green Lane spaces became occupied by Goodyear, Pet Valu, XPO Logistics, DS Waters and Turtle and Hughes.
Now, as 2151 Green Lane nears completion, Jamie Herring, owner of Herring Properties, already has a plethora of companies in line anxiously waiting to see if they’ll be the lucky signers of the leasing paperwork. Though the modern building is divisible for up to three tenants, Herring has received strong interest from singular companies looking to fill the entire space.
Located strategically at the crossroads of the Pennsylvania Turnpike, the New Jersey Turnpike, I-95 and Route 1, Herring prides his new building on being the only one on the Bucks County market for companies seeking light manufacturing, distribution and warehouse space.
The BCC campus is also one of only a few in the county to receive official Keystone Opportunity Expansion Zone designation from the state — a benefit that makes the area virtually free of state and local taxes, one of the most powerful incentives for a business. A KOEZ is also given priority for various state and local community-building assistance programs. BCC’s designation will run through 2022.
“We are excited to move forward with this modern and flexible warehouse on our well-situated campus,” Herring said. “The KOEZ designation, and the accessibility of Bristol Commerce Center yards from the PA Turnpike (I-276), makes our expanding site a uniquely appealing option for tenants.”
According to Herring, there has been an ongoing trend in recent years. As ports in New Jersey continue to expand, more shipping comes into Pennsylvania, especially with the modern-day rise of internet sales and decline of products required in physical stores.
“There’s a need for more warehouses,” he said.
In addition to the bustling location, KOEZ tax benefits and flexible uses, potential tenants can enjoy data center power capacity, making it ideal for companies who require power, connectivity and location.
As Herring finalizes construction plans for the 2151 Green Lane space, he is already preparing to break ground later this year. The future project will be another free-standing building, this time on a 250,000-square-foot pad, within the ever-growing BCC campus. Permits and approvals are also in place, which will cut off approximately one year of the project’s completion time.
In total, almost 600 employees currently work on the BCC campus. According to Herring, that number is expected to reach 1,000 once the two new buildings are opened and occupied.
